Curb Appeal

The term curb appeal denotes the aesthetic value of property (typically real estate) and its subsequent attractiveness to buyers. The aesthetic value of property may defer from its market value and its actual cash value.

Example: A home seller makes small investments in a home’s interior or exterior decor in order to increase its emotional appeal. This drives up the prices which buyers are willing to pay for the home even though the actual cash value of the property as per an appraisal and the market value of the property as per a competitive market analysis remain unchanged.
