The main taxes you should pay attention to are the property transfer tax and the property gains tax.
The property transfer tax applies to the transfer of the property from your name to the buyers. In most cantons this tax is paid by the buyer, but some cantons require you as the seller to pay a property transfer tax as well. This tax is not levied in the cantons of Schwyz, Zurich, Zug, Uri, Aargau, Schaffhausen and Glarus. However, with the exception of Schywz, all of these cantons charge adminsitrative fees for registering the transfer of property ownership.
Property gains tax is levied in all cantons except for Zurich and Zug (municipal taxes apply), although the rates and regulations vary. Only the profit earned on the sale of the house is taxed. Many possible deductions may apply. For example, you may pay less tax if the money will be used to finance another home purchase.
